What does it mean to have an individual lease?​

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment. You only pay for your portion of rent installments/utilities.

 

What is included in the rent?​

At The Vanguard, the rent includes: High-speed internet, Water, Sewer, Trash, an In-Unit Washer and dryer, access to all amenities, a fully-furnished apartment including a 65-inch Smart TV and Queen-Sized mattress topper, and a wonderful staff that is there to help you anytime you need them.

 

 

Do you have a roommate matching system?​

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out during the application process to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

 

Do you have parking?​

Yes, The Vanguard offers a fully-gated, and fully-secured parking lot with reserved parking spaces for Future Residents interested in bringing their vehicle to commute. Parking rates are as low as $75 a month. Please be advised that pricing is subject to change depending on availability.

 

When is Rent due?​

Rent is due on the 1st of each month with the first installment being due on August 1st. The first three days of a new month are considered a grace period to make payments on rent and any applicable utilities (Electricity).

 

How can I get to campus?​

The Vanguard is working closely with UC to bring you a convenient shuttle bus stop to take you to campus and back throughout the week! The bus stop will be installed just right outside the clubhouse for your convenience to utilize.

 

Do you allow pets?​

Yes! The Vanguard is pet-friendly! Bring on your furry friends.

 

What if I need to break my lease or don’t return for the spring semester?​

The Vanguard’s lease is binding and cannot be broken. If you cannot live at The Vanguard after signing your lease, you will need to re-let. Please refer to your lease agreement for information on re-letting.

 

What if I need maintenance in my bedroom or apartment?​

If you need maintenance, simply go to your Resident Portal on our website or download the Resident Portal app on your phone and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

 

What furniture is provided?​

The Vanguard comes fully equipped with energy-efficient stainless-steel appliances: a refrigerator, microwave, dishwasher, washer & dryer, 65-inch Smart TV in the living room, and bedroom furniture! All units are fully furnished. This does not include any décor items.

 

Where is the shuttle stop and how can I track it?​

The shuttle stops outside of Building 3 and the Clubhouse. Download Transloc in the app store for live shuttle tracking or use the tracking site on our page.
