All leases are standardized 12 installment leases, however we do offer military as well as short term 5 & 10 month leases.
For Immediate move-ins; after all documentation is signed and first moths rent is paid. For new 26/27 leases; the move-in date is 08/20/26.
Yes, if a applicant makes 3x the monthly rent and their credit score matches the criteria and their background screening passes.
Yes, we are a pet-friendly community! We welcome cats and dogs with some breed restrictions and a combined weight limit of 75lbs. We allow up to 2 pets per apartment home. Please visit our floorplans page for the latest pricing details.
We send out offers via email, or you can log into your resident portal to accept the offer. Once accepted, we will send your new lease contract for signature. After the lease is signed by all parties, you will be all set for next year!
Payments
Great news! We have a feature that lets you pay online from any computer or the mobile app. You can log in to view your balance, submit an electronic payment from your bank (no charge), or pay using a credit/debit card (fees apply). Just log onto our website and click the "Residents" tab and then click the "Pay Rent" link. This will take you to our resident portal.
The first payment is due prior to move-in day to ensure your key pickup is not delayed. Also, the next payment is due on the first of the following month. Your first payment MUST be a cashier's check or money order.
We do not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Water, sewage, and internet are included in the individual's monthly rent. Trash is an additional required charge; please visit our Floorplans page for current pricing details. Electricity is billed on a usage base and is split evenly among the tenants of the apartment each month. The Vanguard requires renters insurance with $100,000 in liability. We also offer our own renter’s insurance; please visit our Floorplans page for current pricing details. It only covers personal liability and does NOT cover personal belonging coverage.

Apartments
All apartments come fully furnished and furniture selections may vary/change based on the floorplan and available space.
Queen sized
We do not have storage space onsite to be able to remove furniture from your unit. We do not recommend that you remove furniture on your own because there is a risk of being charged for damages or replacement at move out.
Roommates can be matched in a couple different ways - either you tell us who you want to live with, or if you don't have roommates in mind, we are happy to do the matching for you! We use the information that you and your potential roommates fill out on your roommate matching cards to pair you up.
Except for families with children under the age of 18, the maximum number of residents permitted to live in an apartment shall not exceed the number of bedrooms plus one, nor shall occupancy exceed the maximum allowed by local law.
We typically complete apartment placement about 4 to 6 weeks prior to your move-in day. When your apartment placement is finalized, you will receive an email form the Leasing Office that includes your assigned unit number and roommate information. You are welcome to give us location preferences prior to placement day, but we cannot guarantee a location.
We do not allow subletting; however, we do allow lease takeovers. Please contact the office to learn more about this process and how to complete it accurately. A reletting fee will apply.
Renting a bedspace means you lease an individual bedroom within a shared apartment. You have your own private room, but you share common areas—such as the kitchen, living room, and bathroom—with other residents. Utilities that are billed to residents are divided automatically, and each resident pays only their share. Renting a full apartment means you and your group lease the entire unit, and no other residents will be assigned to it. The full apartment’s utilities are applied to the account and roommates decide together how to divide and pay utility bills.
No. With a bedspace lease, each resident signs an individual lease, so you are only responsible for your portion of rent and utilities. With a full-unit lease, all roommates sign a shared lease, and everyone is jointly responsible for the entire rent amount.
If you rent a bedspace, that resident’s departure does not affect your lease. The management team may place another matched roommate in the empty room. If you rent the full unit, the remaining roommates are still responsible for the total rent, regardless of who chooses to stay or leave.
